New Office Tower in Downtown Seattle planned by Skanska
US developer Skanska have announced plans for a new tower joining the cultural and financial centre of downtown Seattle, by the new waterfront. The tower will be situated at Second Avenue and University street Skanska USA announced on Friday.
After a three year discussion between Skanska USA and the Samis Foundation, a long term lease was signed on the 1st of November. The plans for the Second and University property are now titled ‘2&U’, with a delivery scheduled for 2019.
The plan is for a class A office tower with approximately 725,000 sq ft of space available for lease. The Ground floor will feature a collection of unique and accessible retail shops, restaurants and public spaces. Skanska aim to connect local businesses with tenants of the property to further cultivate growing business in the area. Visitors to the building will also be within close reach of cultural and civic attractions such as the Seattle waterfront and Seattle art museum.
The zoning code in the area allows unlimited height for non-residential uses on the section fronting Second Avenue and up to 240 feet on the two parcels on First Avenue. Skanska haven’t yet determined a height or number of floors for the building.
“The location of 2&U is really at the seam of our city,” Lisa Picard, executive vice president for Skanska USA Commercial Development in Seattle, said in a statement.“We want to create a fresh and compelling experience between the waterfront and the rest of downtown that invigorates the work environment for companies having, or seeking, an address in the core.”
2&U will be the second development by Skanska in Seattle since they commenved development there in 2011. Their first commercial development in the area, Stone 34, was completed in June and is becoming a notable and poular Seattle Landmark. Othe projects in the area include a 14 story office project in South Lake Union that will be the future headquarters of global retailer Tommy Bahama.
