Description

Our venue provides services for 14 offices for small and medium sized businesses. With a modern interior design, on site car park and variety of facilities our offices are highly sought after within Baldock town.
Facilities:
Providing FREE high-speed internet. With 200mb up and download speeds this connection is exceptional in all areas of the building and a facility we are proud to offer.
The meeting room on the ground floor can be accessed by all tenants. The room seats up to 7 people with dual screen and a PC. We operate a first come first served booking procedure on a fair use policy.
On the first floor there is a shared communal kitchen. This comprises of a fridge, kettle, and ‘Bean to Cup’ coffee machine with unlimited use.
Location:
Our Offices are located on Baldock Industrial Estate – a popular location ideally situated next to the town’s large supermarket. With Baldock town centre only 5 minutes’ walk, the busy town hosts a variety of skips, supermarkets, restaurants, and cafés. We are also only a 15-minute walk from the train station, which provides a direct line to London King’s Cross. The estate is located on London Road in Baldock which provides direct access to the A1/M Junction 9, with a 15-minute drive to Stevenage and approximately an hours drive to Central London.
General Information:
Regular office hours are 8.00am-5.00pm, but accessible 24hours a day for key holders. Included in any contract will be access control fobs free of charge at the beginning of the tenancy and returned at the end.
Rental Costs & Charges
We offer rental agreements ranging from minimum 6-month contracts up to 1 or 2 year agreements. (Please note all costs stated are plus VAT at the prevailing rate).
The standard charge per Sq. Ft per annum is £21.00+VAT for all office suites.
The notice period on a 1 year agreement is 2 months notice. The rent charge will be invoiced monthly in advance; we would like this set up on a standing order to be paid on the 1st of each month. Rent can be paid in monthly or quarterly instalments. One month’s rent is required before the start date of the Tenancy Agreement. Additional services will be invoiced at month end to be paid within seven days.
We can provide furniture, desks, chairs, and pedestals if required (please note this is only if we have the items in stock, no new items will be brought). There will be a small monthly charge for hire.
All offices are subject to an annual increase on 1st April by £1.25+VAT per Sq/ft per annum until the lease is ended.
Business rates are not included within the rental agreement. Small businesses can apply for business rates relief which is to be undertaken by each company that occupies an office
