Is Holborn the right place for your office

Holborn is worth considering when your business needs access to both the West End and the City. Start with where your employees travel from and where clients expect to meet. A central address is useful only if the particular building makes those journeys easier.

The area gives you several ways to shape the search. High Holborn puts the main transport corridor first; Lincoln's Inn Fields brings a square into the daily working environment; Chancery Lane may be more useful for regular meetings near the Inns of Court. The western side broadens the choice towards Covent Garden and Bloomsbury.

Legal and advisory businesses may value proximity to Lincoln's Inn, but that does not make Holborn suitable only for those sectors. For any team, the deciding questions are usable space, privacy, commuting routes and the complete cost. Do not assume a Holborn address will always be cheaper than neighbouring districts.

Choose the right part of Holborn

High Holborn and the station

Focus around the Kingsway junction when access to Holborn station's Central and Piccadilly lines matters most. This is a practical starting point for a team arriving on both lines, or meeting visitors who benefit from an easy-to-identify station.

Compare the actual suite as well as the address. A room facing High Holborn may offer a different working environment from space at the back of the same building. During a viewing, test traffic noise with the windows closed and check the quality of natural light in the available office.

Chancery Lane and Southampton Buildings

The eastern side is useful when employees use Chancery Lane station or clients are based around the legal district. Compare Chancery Lane offices alongside the broader Holborn shortlist rather than treating the two search labels as separate markets.

Chancery Lane station is on High Holborn, so the station name alone does not establish the walk to a building further down the street. For client-facing teams, look closely at reception, private meeting rooms and the route visitors will take from the entrance to your office.

The square and surrounding streets

Lincoln's Inn Fields is worth including when a square setting matters more than being directly on the main road. It also provides a useful reference point for businesses meeting people at Lincoln's Inn, whose main entrance is on the square's south-eastern corner.

For an office in a converted building, check how much space is lost to circulation and separate rooms. A layout with several enclosed offices may suit confidential work but leave less room for a team that needs to sit together. Establish lift access and visitor access before judging capacity from a desk count.

Bedford Row and the Bloomsbury side

Include Bedford Row and the streets north of High Holborn when you want to compare the main-road setting with alternatives towards Bloomsbury. Search by the routes and building characteristics you need, rather than insisting that every option carries a Holborn label.

If the brief extends further north, compare office space in Bloomsbury. Ask whether the extra walk changes the practical commute, and whether the available layout gives you something the closer buildings cannot provide.

The western side towards Covent Garden

Offices towards Great Queen Street and the western end of High Holborn deserve attention when West End meetings lead the brief. This side can also broaden the search for teams whose staff use Tottenham Court Road, although the complete walk needs checking for each address.

Compare Covent Garden offices when access to its restaurants and client meeting locations matters. Visit at the hours your team will use the building to assess surrounding activity and the entrance experience.

Which office arrangement suits your team

Serviced offices

A furnished private suite can reduce the work involved in setting up an office. Compare what is included in the monthly payment, particularly meeting-room use, internet, cleaning and access hours. Shared facilities can be useful for a small team, but their availability matters as much as the list of amenities.

Managed offices

A managed office may suit a business needing its own layout, branding or dedicated meeting space. Confirm who pays for alterations and which services the provider handles. Compare whole-office proposals using the actual usable space and practical capacity, rather than dividing the price by an unverified number of desks.

Leased offices

A conventional lease can offer greater control over the premises. Assess rent alongside business rates, service charge, fit-out, professional fees and reinstatement responsibilities. Allow for the work needed before occupation when comparing its cost and timing with furnished flexible space.

How much does office space in Holborn cost

Office Freedom listings reviewed in October 2026 advertised starting prices of £700 per person per month at 193–197 High Holborn and £750 at Chancery House on Chancery Lane. These are selected building examples, not a complete price range or an area average.

Our London serviced office pricing research gives an illustrative Holborn budget of around £11,000 a month for 20 people. It is calculated from the area's median achieved workstation rate in our completed serviced-office transactions dated January 2024 to August 2026. It is neither a current quotation nor the median price of 20-person deals, and it reflects our transactions rather than the whole market.

The same research shows that larger teams and longer agreements do not automatically secure lower starting per-person rates. Compare the layout and cost over your intended occupation period. Keep managed whole-office quotes separate from serviced desk rates, and confirm VAT, setup costs and services charged outside the main payment.

Plan the commute around the office address

Holborn station serves the Central and Piccadilly lines; Chancery Lane serves the Central line. Neither is an Elizabeth line stop. For employees using that service, compare the walk from Tottenham Court Road on the western side or consider whether Farringdon provides a better overall journey.

Check the complete route for anyone requiring step-free travel, including platform access, interchanges and the building entrance. A nearby station does not establish an accessible commute. Cyclists should confirm secure storage and shower capacity in the shortlisted building.

Agree the contract and moving timetable

For a serviced suite, confirm when the specific office will be available and what must be completed before access. Managed space may need alterations, while a conventional lease can require legal work and fit-out. Agree the move date around those tasks.

Compare deposit, notice, break provisions, renewal pricing and the treatment of future growth. If the team needs dedicated meeting rooms or expects to expand, include that in the first brief so the commercial comparison reflects the office you will actually use.

Compare Holborn with nearby alternatives

Farringdon office space is worth comparing when Elizabeth line and Thameslink access would materially improve commuting. Bloomsbury can widen a search north of High Holborn, while Covent Garden may better match a business focused on West End clients. Compare equivalent offices and full proposals before drawing conclusions about value.

Holborn office space FAQs

What should we include in our Holborn office budget

Start with the total monthly amount you can commit, then identify VAT, deposits, setup costs and extras. Ask for the meeting-room allowance and any additional IT charges in writing. For a lease, include property running costs and fit-out. The pricing examples above provide context; a proposal for your required layout establishes the budget.

Can you find a Holborn office for a small team

Can you find a Holborn office for a small team We can search for private suites around your headcount and working pattern. Tell us how many people attend together and whether calls or client meetings need separate rooms. Compare the total cost of a smaller suite with shared facilities against paying for rooms inside your own office.

What should larger teams look for

Ask for a floor plan showing desks, meeting rooms and circulation space. Confirm whether everyone can work together and whether the office supports the busiest attendance day. Dedicated facilities can change the per-person cost, so compare serviced suites, managed floors and leased options around the same requirements.

How does Office Freedom compare Holborn providers

We shortlist suitable competing offices, arrange viewings and compare usable space, inclusions, complete costs and contract terms. Our search and advisory service is free to occupiers looking for flexible office space.

Can Office Freedom negotiate better terms

We use competing proposals to negotiate the commercial package, including price, incentives, deposit and renewal terms where available. The result depends on the office and requirement. A longer commitment may improve some terms, but it does not automatically deliver a lower starting desk rate.
