This is a handsome detached Victorian villa, one of a pair of character period houses dating back to circa 1870. Once a substantial residence, it is now fully converted into professional office space.

There are a total of 12 offices, of various sizes, providing office space on 3 floors, and a detached coach house at the rear.

RENT IS FULLY INCLUSIVE of heating, lighting, provision of communal toilets and kitchen, cleaning to communal areas, provision of soap, tissue and towels, and waste removal. Business rates, if applicable, are payable separately.

The Location

Kenilworth is an historic town, near to Leamington Spa, Warwick, and Coventry. Balsall Common, Solihull and Birmingham are also nearby.

Station Road is directly off Kenilworth's main commercial street (Warwick Road). It is semi-residential, semi-commercial. Above all it is is quiet and secure. Kenilworth town center is a pleasant two minute walk, and features all the facilities you would expect of a busy market town, including branches of all major banks, several supermarkets (Waitrose 200m away), a main post office, doctors and dentists surgeries, hotels and guest houses, several pubs, cafes and restaurants, takeaways of all types, and many shops. There are several hotels and many guest houses, as Kenilworth is a popular place for visitors and exhibitors to the NEC. There is also a library, police station, and two local parks with leisure facilities. The M40 is a short drive away (J15), and so Birmingham is about 30 minutes drive, and London 90 minutes.

There is metered parking directly outside, free on-street parking within a minute's walk, and other free and paid parking options locally.

We are located within 100m of Kenilworth Railway Station.

Terms & Availability
