Business Centre Excellence Award: Winner's Story January 2012
It’s a New Year and time for another winner of the Search Office Space Business Centre Excellence Award, for January 2012.
Without further ado, Search Office Space can reveal that this month’s Award has gone to Regus at New Broad Street House (EC2M), so congratulations to them!

New Broad Street House was nominated by Search Office Space’s Sales Director, Bob Toor, primarily for the business centre’s ideal location and the quality of services it provides. After visiting the business centre and having a chat with Neal O’Grady, Regus Team Leader for the EC London area, and Michael Baudry, Centre Manager at New Broad Street House, it’s clear why the occupancy rate currently stands at an impressive 99%.
Firstly, New Broad Street House certainly has the “WOW Factor” as Michael Baudry remarked. The building’s exterior is comprises of a traditional, decorative Victorian façade, whilst the interior has a contemporary and sleek fit-out, meaning tenants benefit from the best of both worlds when it comes to design.

Upon entering the business centre, clients are greeted by the professional and welcoming reception staff, which is one of its “keys to success” says Neal, “as the support of the staff means that customer services are of the highest standard”. Another fantastic feature of New Broad Street House is the Institute of Directors (IOD) Lounge, which is an ideal space for clients to touchdown for business meetings. “The IOD Lounge means that New Broad Street House has a great flow of traffic through its doors. It’s also led to clients signing for long term space as they have been so impressed with the service” said Michael.

During the award presentation, I asked Neal and Michael to describe what they felt were the best qualities at New Broad Street House – and there is certainly a lot to choose from!
“Some of my favourite features are the break out areas, which are modern, comfortable and professional, yet not overly corporate - which is great because it means that we have a diverse clientele. Many people may think that because New Broad Street is within the financial district, we only cater for financial firms but this is not the case. Existing tenants range from marketing and recruitment to IT and Media companies, which highlights the quality of the facilities here, as they satisfy a wide range of sectors. There is also a full-time, on-site maintenance team who are available to help clients where possible, which is puts tenant’s minds at ease” said Neal.

Additional features at New Broad Street House also include shower and locker facilities, which are ideal for clients who cycle to work or use the nearby gym during lunch breaks. There are also 14 meeting rooms, including a theatre style auditorium which can accommodate up to 100 delegates. Michael also added that, “The centre’s already prestigious reputation has been further enhanced by its association with the BBC programme The Apprentice, as the finale of the show has been filmed at New Broad Street House for the past two years”.
So, with such a great track record, what does the future have in store for New Broad Street House?
“One of our aims is to get the occupancy rate up to 100%. We managed to achieve this in 2011, so would like to hit that target once more” explained Michael. “We also want to reassure existing and prospective tenants that the new Cross Rail plans won’t be affecting New Broad Street House, as our location is just outside of the developments’ range”. Neal O’Grady then went on to add that there are some interior upgrades planned, “We intend to upgrade the meeting room furniture to ensure added comfort when clients are attending a conference. New VC links, plasma television screens and VoIP updates are also planned to aid presentations during conferences. Lastly, we plan to introduce the option of a bespoke office fit-out, which helps new tenants create a unique identity for their office space”.

With some really exciting developments planned, it can only add to this business centres already prestigious reputation – and maybe with the Business Centre Excellence Award on display, clients will feel even more satisfied with their chosen office space location?!
“Yes, winning the award is a great achievement, as it’s so nice to be recognised from one of our external brokers who have seen that the hard work of our staff, along with the great product itself, has paid off” said Michael. “I will be emailing our clients to tell them the good news. I’m sure they will be as pleased as I am!” added Neal.
